LINES LLC organically formed as a result of the combined members complementary real estate backgrounds, education and goals.
Using best practices learned over decades of experience with hundreds of projects, LINES LLC is a new firm with highly experienced technical members specialized in identifying, underwriting, financing, acquiring and developing small to mid size single family multifamily and commercial properties.
The combined advanced skillset of each member allows most entitlement submittal work to be done in-house, thoroughly and expertly. Together, members of LINES hold business, contracting, civil & electrical engineering, architectural and a law degrees.
The projects on this website were located, negotiated, acquired, financed, entitled, and construction managed by Steve, Dan and Naseem Yar. We have managed the local engineers, architects, design teams, and subcontractors on all of the projects in the following pages.
Dan has worked as an acquisitions and development director for some of the foremost Forbes 400 private family REITS in the business: Alan Casden, Chuck Boxebaum (Casden Properties, NAPICO), Eli Broad (K&B Homes), and Sidney Kohl (Alliant). He has been responsible for initiating, entitling and building more than 30 development projects across the country. He holds a real estate broker's license, engineering & general contracting licenses. He's a Harvard University economics grad and has a law degree from USD. Dan founded the construction and development company in 2003.
Steve Andrews, AIA, has design built dozens of luxury homes in southern California for spec home builders. He has designed and been involved in the development of over one million square feet of residential and commercial space throughout California, ranging from single family houses to multi-residential, mixed use, high rise, and hospitality projects. His professional development at architecture firms such as Van Tilburg & Partners, McLarend+Vasquez Architects, and Arquitectonica LA led to becoming a partner in LINES LLC. Steve is a UC Berkeley undergrad and school of architecture alumnus.
Kathy Pham has designed websites for local nonprofits and community organizations. She has also assisted in marketing organizations such as the Fowler Museum, Visual Communications, and the Russian Language Public Library in West Hollywood. A UCLA graduate with many varied interests, Kathy completed the Russian Flagship program and majored in Geography/Environmental Studies.
